SMART ROOF PROGRAM
FOR ENERGY CONSERVATION
  • DGS oversees construction, maintenance and management of city buildings, including D.C. Public Schools. These facilities comprise a real estate portfolio of over 25 million square feet of building area and are very large energy consumers. The D.C. government is committed to improving energy performance through effective energy stewardship.

  • 25 Solar Photovoltaic (PV) projects will produce 10 MW of solar PV power capacity through Power Purchase Agreements (PPAs). The use of PPAs means no capital outlay requirement for DGS.

WASHINGTON D.C. PUBLIC SCHOOLS:
DISTRICT-WIDE ROOF MANAGEMENT
  • This K-12 school district includes 152 buildings and 6.7 million square feet of roofs.

  • The buildings are old and had chronic leak issues.

  • The district needed to know what they had as far as roof inventory and condition, and an organized way to manage this expensive building asset.

  • BLUEFIN assessed the roofs, developed plans and budgets, dealt with immediate leak issues, procured repair of corrective maintenance items and rolled out a program to identify and preserve good candidates for roof restoration.

  • Results: Leaks dropped by 75%, capital requirements have been reduced by 25% and safety issues have been resolved.  As a result, more budget dollars are going towards classroom enhancements.

BLUEFIN HELPS SCHREIBER SAFEGUARD AGING FACILITIES
  • Schreiber Foods Inc. is a food processing company with 3 million SF of roofs on 24 food processing facilities located in 9 U.S. states. 

  • Schreiber had an aging building inventory and uncertainty about conditions due to rapid growth driven by acquisition. 

  • BLUEFIN assessed the roofs while performing preventive maintenance and IR/nuclear moisture scans, and efficiently and thoroughly addressed all roofing issues.

  • To ensure ongoing success, BLUEFIN developed “how to” manuals for roofs, pavement, and building envelope for Schreiber’s maintenance team to identify and perform preventive maintenance and minor repairs.

  • Results: Greater roof reliability: up to 75% fewer roof leaks through preventive maintenance and minor repair

  • Reduced total roof-related expenditures by 30%

  • For one facility, BLUEFIN provided a 15-year roof restoration plan vs. a 20-year roof replacement for a 75% savings.

  • BLUEFIN delivered a turn-key roofing program plus energy evaluations and improvements to the building envelope.

  • Performing preventive maintenance and bundling repairs reduced roof leaks by over 50%, extending roof life an average of 5 years and reducing capital requirements by over 25%.

  • Energy-related repairs that tightened the building envelope will save a combined 8,313 MBTU’s per year, totaling over $132k annually.

ORCHARD SCHOOL: ROOF RESTORATION
SAVED A PHOTOVOLTAIC (PV) PROGRAM
  • This elementary school in New Jersey’s Ridgewood School District had an aging roof with an estimated roof replacement cost of over $400,000.

  • Ridgewood was underway to install a solar PV system on this roof with a 20-year Power Purchase Agreement which required that the roof be in good condition and prepared to last.

  • After a thorough BLUEFIN roof evaluation and recommendation for roof restoration, Ridgewood was able to develop a specification for a long-term restoration with a 15-year full system warranty for approximately 25% of the cost of roof replacement.

  • Roof restoration was successfully completed with minimal disruption to school operations.

  • The District saved $300,000 using restoration over replacement, while rescuing the solar PV program.
