Roof Assessment
BLUEFIN conducts comprehensive roof surveys using our patented Roof Express© assessment tools to document inventory, condition assessment, deficiencies, photos, Roof Condition Score (RCS), Estimated Remaining Service Life (ERSL) and recommendations for every roof section and component. We then produce assessment reports with recommendations and cost estimates, as well as long-term asset management plans.
Option for In-depth Roof Investigation
BLULEFIN can perform further roof analysis when needed. The results are documented in written reports and the roof information management system.
Infrared Scanning
BLUEFIN will perform a full infrared scan of the existing roof surface to determine areas of suspected saturated moisture in the roof system. Report includes thermal images of wet roof areas and roof drawings showing size and location of water saturation.
Moisture Analysis
Once the scanning is complete, BLUEFIN will verify any indicated areas of moisture with capacitance testing and/or core cuts as indicated by the infrared evaluation.
Asbestos Core Testing
Sampling of roofing materials, flashings and related roof components. Chain of custody, certified lab analysis, reporting and remediation plans as required.

Design Services
When the roof does reach the end of its service life, BLUEFIN is prepared to provide design and specification services for roof restoration and/or roof replacement. This includes full evaluation of the existing roof system and building structure; working with our clients to establish design schedule and budget; developing specifications in conformance with building codes, energy guidelines and any requirements to meet FM criteria for insurance purposes; developing design details and specifications; and producing bid documents. We also provide support to job-walks, bid list development, bid evaluation and other services as required to procure the construction services.
